Please note that unfortunately due to tours and cleaning we cannot accommodate an early check in or late check out. Fees can apply for those who do not check out by 11am the day of their departure, although a courtesy call will be given as a reminder. 


Tours:

12pm and 1pm daily

Tours are by appointment and complimentary when scheduled by our overnight guests, however tours must be scheduled in advance due to availability. 

 

For your convenience and comfort, we provide the following in our tiny homes:

dishes/pots/pans/silverware/dishsoap

coffee machines that use k-cup or ground coffee

cups/glasses

flat screen TV

WiFi

Other amenities in our community areas include:

Guest note:

We know not everything in a tiny house may be as expected or as you are used to. Tiny Estates is a campground and as such nature should be expected.  In order to ensure you enjoy your experience we ask that you take a look around the home upon arrival and let us know before 6pm if there are any issues that need resolved or addressed. If you choose to check in after 6pm please note resolving issues may be more difficult and you are aware that resolution may not be made until the following day dependent on the situation. On site guest issues can be addressed by calling our office line (717-715-0030) and leaving a message. Someone will get back to you and can arrange for someone to come take a look at your home. Please note after 6pm it may take longer to get someone to the site to make repairs or adjustments to the home so we encourage a check in between 3 and 6pm. We want to ensure you enjoy your stay but we cannot resolve issues we do not know about or cannot replicate while you are a current guest.


Community space:

Community areas are open until 10pm. Guests are asked to refrain from outdoor noise after 10pm. Tiny Estates does its best to clean the hot tubs at separate times but due to increased weekend use may need to dump and clean the hot tubs at the same time. If this is the case it may take up to 48 hours for the hot tubs to heat back to a hot temperature. Burning of any kind is not permitted in or around any home except in designated wood burning fire pits.


Pets:

Pets are not permitted in any home that is not pet friendly and must be registered upon check in. There is a one time fee of $50 that applies for each pet brought into a pet friendly room. Pets are only permitted in pet friendly rooms in which the fee has been paid (a $250 fee will apply if not followed). Pet friendly rooms include: The Be Positive, The Climber, The Coast, The Escape, the Eagle, The Forever Young, The Heartland, The K&H Farmhouse, The Moonlight, The Prairie Drifter, The Skyline, The Serenity, The Trailblazer and The Traveler. Pets are not permitted in any loft of the home.


Smoking:

Smoking of any kind is not permitted in any home.

One vehicle is permitted at each house, additional cars must park at the office

Visiting guests must register at the office

Cancellation Policy

The company understands that guest's plans can change but it must stick to its policy and not allow individual circumstances to dictate refunds. In order to receive a refund for your reservation you must call or email the company at least 14 days prior to Your scheduled arrival date. If Your cancellation is made at least 14 days prior to Your scheduled arrival, You will be able to receive a refund, however all cancellations are subject to a $50 cancellation fee. There are no refunds for cancellations or adjustments made within 14 days of Your scheduled arrival date. There are no refunds for no-shows, illness, family deaths, travel arrangement changes or delays, weather, etc. You further understand and agree that, except for cancellations made at least 14 days prior to your scheduled arrival date, the company will not issue a refund for any reason.


Payment Policy:

Please note that payment is due in full upon booking online. If the guest would prefer to make a $50 deposit on their reservation and pay the remainder at arrival they may do so by calling our office at 717-715-0030.
